Do we need IDX or MLS integration?
Yes, but it shouldn't be the homepage. Buyers do their search on Zillow and Redfin anyway; your IDX serves the buyers who already chose you. We link to it cleanly without building the site around it.
Should we have neighbourhood pages?
Yes, but only if you write them yourself with real local detail. Auto-generated MLS-template neighbourhood pages compete with hundreds of identical pages and lose. Hand-written ones earn local-search rank that's hard to displace.
What about market-condition commentary?
Genuine local market commentary (real numbers from the local MLS, real photos of recent comps) earns its keep. Generic "the market is shifting" content does not. We default to the local, specific pattern.
